Breakthrough Properties’ development of an eight-story, 223,000-square-foot life sciences building at 2300 Market St. in Philadelphia might not have moved forward without the $130 million construction financing Jack Cortese helped secure. The building – set to be delivered later this year – will have flexible lab zones, various amenities and preserve a three-story brick façade when complete. Cortese executed the deal amid a difficult capital market, sourcing the client, underwriting the deal, structuring the loan and securing the lender. In 2023, Cortese was also notably involved in a $16.1 million land acquisition loan for a site in Carneys Point, New Jersey, and an $8.5 million refinance of a vacant Collegeville office building. In total, in 2023 Cortese was involved in $175 million worth of deals and has arranged over $650 million in debt and equity financing since starting with East Norriton-based D2 Capital Advisors in 2017.
