Keith J. Delaney
President & Chief executive officer
Mr. Delaney has extensive experience in real estate development, financing, strategic planning, mergers & acquisitions, accounting, financial management, corporate finance and governance. He has over 25 years of experience working closely with real estate and privately-held, lower middle market operational companies. Throughout his career, he has excelled in negotiation, business planning, relationship building, and the ability to solve and use knowledge to effectively deliver results. Mr. Delaney's strength and experience in operational, financial, and transactional work across many diverse industries is demonstrated in his reputation and list of successful projects.
Mr. Delaney’s career of projects have ranged from mixed use office re-development to ground up new developments. He has served as Chief Financial Officer and Senior Vice President for regional commercial real estate development companies and has developed/financed over $1B of projects. His experience includes the capital strategy and equity/debt raise, strategic planning, and partnership structuring. He began his career at Arthur Andersen, LLP where he was a Manager in their Enterprise Group, focusing on transaction advisory and due diligence services.
Mr. Delaney founded the D2 Organization in 2012 with a focus on the development of value-add opportunities. He graduated from the Wharton School of Business at the University of Pennsylvania. He is married with 4 children and lives in the western suburbs of Philadelphia, PA.
David Frankel
Chief Operating Officer
Mr. Frankel brings more than 15 years of experience in all facets of the commercial real estate industry. As COO, Mr. Frankel manages all aspects of business operations with a focus on strategies for expanding the growth trajectories of D2’s development and capital advisory businesses. Since joining D2 in 2016 as Vice President of Investments, he has led the growth of D2’s capital advisory business to more than $400M in transactions while simultaneously supporting the expansion of D2 Organization’s commercial development platform, which currently has more than 5 million square feet under development.
In addition to his development, construction, management, and leasing experience, Mr. Frankel is a seasoned specialist in all aspects of investments including institutional investment holdings, value add acquisitions and repositioning, distressed debt purchases and workouts, and ground up development.
Prior to joining D2, Mr. Frankel spent 3 years as a Director at Newmark Grubb Knight Frank (NGKF) in the Global Corporate Services group managing all aspects of a client’s 5M+ square foot global real estate portfolio. Previous to NGKF David worked in asset management for a privately held regional real estate management and development company. Mr. Frankel is a graduate of Syracuse University and lives in Ardmore, PA.
Mike Wurtsbaugh
National Development
Mr. Wurtsbaugh brings over 37 years of diverse commercial real estate experience to his role in National Development at D2 Organization. With more than 25 years dedicated to land acquisition and ground-up development on a national scale, Mr. Wurtsbaugh has consummated over $3 billion in CRE transactions. His extensive portfolio includes managing national development platforms and sourcing capital for projects encompassing approximately 2,300 acres of land and 21 million square feet of logistics space.
Mr. Wurtsbaugh's expertise spans a variety of sectors, including industrial/e-commerce/logistics, food & beverage/temperature-controlled spaces, office, medical, retail, single-family homebuilding, multi-family residential, hotels, airport parking, and entertainment venues such as amphitheaters and casinos.
Mr. Wurtsbaugh is founding principal of CRE Advisors, LLC, a full-service real estate acquisition, development, and investment advisory firm. Prior to joining D2, he established the national industrial development platform at Portman Industrial. In his role as Managing Director, he developed business strategies, hired and managed a development team, and oversaw the acquisition of approximately 900 acres of land designed for over 8 million square feet of speculative and build-to-suit industrial projects, with a total build cost exceeding $1 billion.
Previously, Mr. Wurtsbaugh formed the national industrial development joint-venture platform at CRG/Clayco. As Senior Vice President of Capital Markets, he sourced and managed debt and equity for the acquisition of over 1,400 acres of land and the construction of more than 13 million square feet of industrial projects, with a build cost exceeding $1.1 billion. Additionally, Mr. Wurtsbaugh has over 12 years of experience in real estate lending and finance.
Mr. Wurtsbaugh holds a degree from the Indiana University Kelley School of Business and an MBA from Eastern Illinois University. He is married with two children and resides in Atlanta, GA, and Lake Ozark, MO.
Jack Cortese
Vice President, Capital Markets
Mr. Cortese leads D2 Capital Advisors' transaction advisory vertical, overseeing the origination and execution of debt and equity transactions for clients and D2 Organization’s developments and investments. Since joining in 2017, he has orchestrated over $650 million in financings, employing a proactive approach with clients and capital relationships throughout the financing process.
In 2023, Mr. Cortese was recognized as a Rising Star by the Philadelphia Business Journal. He has also been honored as a Top Mortgage Broker of 2020 & 2021 by the Mid-Atlantic Real Estate Journal and was selected for Commercial Observer’s 25 Under 35: The Top Young Debt and Equity Professionals of 2019.
Mr. Cortese also collaborates closely with D2’s development team on internal projects, aiding in the structuring and sourcing of new investment opportunities.
Mr. Cortese is a graduate of the University of Pennsylvania. Originally from Los Angeles, he has returned to Philadelphia after previously working in New York and currently resides in Center City.
John Lightcap
Analyst
Mr. Lightcap joined D2 as an analyst in 2023. He is responsible for financial modeling, due diligence, and general support for the D2 Capital Advisors team. Mr. Lightcap also performs underwriting for D2 Organization’s own investments.
Prior to joining D2, Mr. Lightcap worked for Tower Investments, a prominent real estate developer based in Philadelphia, focused on developing mixed-use, multifamily, hospitality, and office properties. His experience included due diligence, underwriting, and asset management.
Mr. Lightcap graduated with a degree in Real Estate from Syracuse University where he was Captain of the Syracuse Sailing Team and also a member in Syracuse’s Real Estate and Investment Clubs.
Victor DePallo
Design & Planning Consultant
Mr. DePallo has more than 30 years of professional experience in project management and implementation focusing on site master planning, site design and engineering, project permitting and construction administration for a wide array of projects. Mr. DePallo joined D2 upon its inception to serve as Director of Development where he oversaw the company’s project administration, permitting and construction. Mr. DePallo, having earned a Master’s Degree from Harvard University and Bachelors Degree from Penn State University, is trained as a planner and landscape architect.
Prior to joining the D2 Team, Mr. DePallo was the founder, owner and principal-in-charge of DePallo Design & Planning LLC, a land planning, site engineering and development consulting firm in Metro Philadelphia. Mr. DePallo has successfully managed projects through the redevelopment process with significant economic development benefits. In addition to his professional endeavors, he is noted as a teacher, guest lecturer and community volunteer.
Lindey Corcoran
Administrative Manager
Mrs. Corcoran joined the D2 Organization as an Administrative Manager upon its inception based and provides an array of organizational support. In her role as AM, she has prime responsibility for all administrative aspects of the company including, but not limited to, client contact and services, contract coordination, work/event scheduling, and providing support to the principal and managers of D2. Prior to working at D2, she was a manager for a major international retailer with duties relating to product sales and customer services.
Mrs. Corcoran is married with four children and dog, Roxy. She spends her free time at the beach and is an avid walker. If you call the D2 office or stop in for a visit or meeting, she is the first friendly face to welcome you to the D2 Organization!
